One of the most common things I hear from renters in Henderson is, "I'd love to buy, but my credit probably isn't good enough." Many of the people who tell me that have never actually checked. And with the way credit scoring is changing, a lot of would-be buyers may be closer to qualifying than they think.
Most People Are Guessing About Credit
Keeping Current Matters recently pointed to research from Fannie Mae showing that consumers have consistently overestimated the credit score lenders require. In 2023, the average guess was 652. The long-standing benchmark for loans backed by Fannie Mae and Freddie Mac has been 620, and even that isn't a hard cutoff in every case.
That gap matters. If you assume your score is too low, you may never sit down with a lender to find out where you really stand, and you could spend years renting when you didn't have to.
The Rules Themselves Are Changing
For decades, mortgage lenders relied on one main scoring model, Classic FICO. The Federal Housing Finance Agency has now approved newer models, including FICO 10T and VantageScore 4.0, for loans backed by Fannie Mae and Freddie Mac. The goal is more competition and a more complete picture of borrowers. VantageScore says its model can score about 33 million adults that Classic FICO can't.
Two practical takeaways. First, different models can give you different scores, so the number in your credit app may not match what a lender sees. Second, the basics haven't changed: paying on time, keeping balances low and avoiding new debt before you buy still help under every model.
What This Means in Henderson
Henderson has a reputation as a pricier part of the valley, but there are more entry-level options than many first-time buyers expect. Here's what our MLS shows as of late October 2026:
- About 360 single-family homes are listed in Henderson at $450,000 or less, averaging around 1,500 square feet.
- About 300 homes in that price range sold in the past three months, so buyers at this level are getting deals done.
- About 250 condos and townhomes are listed at $350,000 or less, averaging under $280,000.
With more homes on the market than a year or two ago, buyers also have more room to negotiate, which can include asking sellers to help with closing costs.
My Tips If You're Thinking About Buying
- Talk to a local loan officer before you rule yourself out. A quick conversation can tell you your real score, which loan programs fit, and what to work on if you're not quite there.
- Ask about every loan type. Conventional, FHA, VA and other programs each have their own credit and down payment guidelines.
- Ask about down payment help. Nevada has state and local assistance programs for qualified buyers, and your lender can tell you which ones you may be eligible for.
- Protect your credit while you shop. Hold off on new car loans, new credit cards or big purchases until after you close.
- Get pre-approved, not just pre-qualified. In Henderson, a solid pre-approval makes your offer stronger with sellers.
