Is Henderson, NV a good place to buy a house? After 22 years of helping people buy and sell homes across Henderson, Las Vegas, Boulder City and North Las Vegas, my short answer is yes, for most buyers. Henderson offers safe neighborhoods, excellent parks, no state income tax and a wide range of homes, from first-time buyer starter homes to guard-gated estates.
But "good" depends on what you need. In this guide I'll walk you through what draws buyers to Henderson, the trade-offs you should know about before you make an offer, and who tends to be happiest here.
Why Buyers Choose Henderson
Henderson is Nevada's second-largest city, with about 343,000 residents (City of Henderson, January 2024). It feels very different from the Las Vegas Strip just a few miles away. Most of the city is residential, with tree-lined master-planned communities, local shopping centers and mountain views in nearly every direction.
Safety and quality of life
Henderson has repeatedly placed near the top of national "safest large city" studies, including AdvisorSmith's 2020 study (No. 2) and MoneyGeek's 2023 ranking (No. 3 of 263 large cities). For many of my clients, especially families and retirees, that reputation is the number one reason they start their search here.
Parks, trails and the outdoors
This is where Henderson really stands out. The city reports 77 parks, eight recreation centers and more than 300 miles of trails. Trust for Public Land's ParkScore ranks Henderson's park system the best in Nevada and No. 26 among the 100 largest U.S. cities, and the city was named a finalist for the 2026 National Gold Medal Award for parks and recreation. Lake Mead, the River Mountains Loop Trail and Sloan Canyon are all close by.
Lower taxes
Nevada has no state income tax. That is a big draw for buyers relocating from California and other high-tax states. Property taxes are also comparatively low, and Nevada caps the yearly increase in the tax bill on an owner-occupied primary residence at 3%. Rentals and other non-owner-occupied homes have an 8% cap. One thing to keep in mind: the 3% cap applies to the tax bill, not to your home's value.
What Homes Cost in Henderson Right Now
Henderson has homes at almost every price point. Here is a snapshot of single-family homes from our MLS as of early October 2026:
Of the homes that sold over the last three months, roughly 4 in 10 sold for under $500,000, about 7 in 10 sold for under $650,000, and about 9 in 10 sold for under $1 million. The luxury end is active too, with homes in MacDonald Highlands, Ascaya and Lake Las Vegas reaching well into the millions.
Where you'll find value depends on the area:
- Established neighborhoods such as Green Valley, Whitney Ranch and the older parts of central Henderson tend to offer larger lots and lower prices per square foot.
- Newer master-planned communities such as Inspirada and Cadence offer newer construction, community parks and modern floor plans.
- Active adult communities such as Sun City Anthem and Solera are popular with buyers 55 and older.
- Luxury and view homes are concentrated in MacDonald Highlands, Seven Hills, Ascaya and Lake Las Vegas.
These numbers change every day, so search current Henderson listings for the latest.
The Trade-Offs to Know Before You Buy
No city is perfect. I always want my buyers to go in with their eyes open, so here is what to plan for.
The summer heat
Summer highs regularly top 100 degrees. A well-maintained air conditioning system, good insulation and shade on the west side of the house matter more here than in most places. Ask about the age of the HVAC system on any home you are serious about, and look at the past year of power bills if the seller can provide them.
HOA fees and rules
Most Henderson neighborhoods have a homeowners association, and some have both a master association and a sub-association. Fees can range from modest to several hundred dollars a month in guard-gated communities. HOAs keep neighborhoods looking good, but they also set rules on paint colors, landscaping, parking and short-term rentals. Read the HOA documents carefully during escrow.
SIDs and LIDs
Many newer communities carry a Special or Local Improvement District assessment. These assessments paid for roads, utilities and other infrastructure, and they appear on your property tax bill for a set number of years. They are easy to overlook, so always check whether a home you like has one and how much is left on it.
Growth and traffic
Henderson keeps growing, especially in the southern and western parts of the city. That growth brings new shopping and amenities, but also construction and busier roads at rush hour on the 215, I-11 and US 95. If you'll be commuting, test the drive at the times you'll actually be on the road.
Who Henderson Is a Great Fit For
- Families who want safe neighborhoods, parks within walking distance and plenty of youth sports and recreation programs.
- Retirees who want active adult communities, golf, a lower tax burden and easy access to Harry Reid International Airport.
- Remote workers and relocating professionals, especially from California, who want more home for their money and no state income tax.
- Outdoor lovers who want trails, Lake Mead and the desert mountains close to home.
Henderson may be less of a fit if you want an urban, walkable lifestyle with nightlife outside your door, or if you can't handle the summer heat. In that case, I'm happy to talk through other parts of the valley too.
The Bottom Line
For most buyers, Henderson is an excellent place to buy a home. You get a strong reputation for safety, an award-winning park system, lower taxes and a wide choice of neighborhoods and price points. The key is matching the right neighborhood to your budget and lifestyle, and understanding costs like HOA dues and SID assessments before you commit.
