Homes in the Anthem area of Henderson, Nevada

If you have been reading the headlines lately, you might think the housing market has ground to a halt. It has slowed, no question. But after 22 years of helping people buy and sell in Henderson and across the Las Vegas Valley, I can tell you that slower is not the same as stopped. Homes are still selling every single day, here and across the country.

The Big Picture: Life Keeps Moving

A recent piece from Keeping Current Matters makes a simple point. National sales are running a bit below last year, but people still need to move. New jobs, growing families, retirement, divorce and the loss of a loved one do not wait for the perfect market. Those life changes keep buyers and sellers active no matter what mortgage rates are doing.

The article puts the national pace in perspective using data from the National Association of Realtors. At today's rate, close to 4 million existing homes are on track to sell this year. Broken down, that works out to thousands of sales a day and several every minute. That is a slower market, but it is still a very active one.

The takeaway for sellers is not to sit and wait for a better headline. It is to prepare and price your home so the right buyer, who is out there right now, chooses yours.

What This Means in Henderson and the Las Vegas Valley

Our local numbers tell the same story. Here is what the MLS shows for Henderson single-family homes as of October 2026:

  • About 1,100 homes sold in the last three months. That is roughly 370 a month, or about a dozen Henderson closings every day.
  • About 1,800 homes are for sale right now, which works out to roughly five months of supply at the current pace. That is a more balanced market than the frenzy of a few years ago.
  • Recent sales averaged about $295 per square foot, while active listings are averaging about $350 per square foot.
  • Sold prices ranged from under $200,000 to more than $15 million, so there is activity at every price point, from starter homes to luxury estates.

That gap between asking prices and selling prices is worth noticing. Averages are pulled up by luxury listings, but in my experience it also reflects something real: buyers today are paying for homes that are priced right and in good condition, and the overpriced ones tend to sit. In a market with more choices, buyers compare carefully.

Practical Tips for Henderson Sellers and Buyers

If you are selling

  • Price to the recent sales, not the active listings. Your best guide is what similar homes in your neighborhood actually closed for in the last 60 to 90 days.
  • Make a strong first impression. Small fixes, fresh paint, clean landscaping and good photos matter more when buyers have more homes to choose from.
  • Be open to incentives. Help with closing costs or a rate buydown can sometimes do more for a buyer than a price cut, especially when nearby new-construction communities may be offering similar perks.

If you are buying

  • Use the extra time to your advantage. With more inventory, you can often take a second look, ask questions and negotiate on price, repairs or closing costs.
  • Get pre-approved first. Knowing your real budget helps you act quickly when the right home comes along, because good, well-priced homes in Henderson are still going under contract.

Whatever is prompting your move, the market is still working for people who plan ahead. If you want to see how your home or your target neighborhood fits into these numbers, I am happy to pull the details for you.
